similar-looking properties may have very different potential and risks
properties may return to the market as “new” listings
the history of a property and demand dynamics are usually not visible in the listing
real restrictions may become clear too late
These factors are rarely visible in an online listing or during a viewing.
I use my own market analysis system based on:
- property exposure dynamics
- price change history
- comparison with similar properties and segment medians
- identification of repeated listings
- preliminary logic of legal and urban planning restrictions
My goal is
to show what is not visible on the surface.
