About me

I live in Marbella and work as an independent advisor for residential real estate transactions.

I am not a real estate agent.
I do not sell properties.
I do not receive commissions from sellers or agencies.

I work on the buyer’s side and help assess a specific transaction before it is completed.

Why this matters

The Marbella real estate market may look simple at first glance.

In practice:

the asking price often reflects the seller’s expectations, not the market
similar-looking properties may have very different potential and risks
properties may return to the market as “new” listings
the history of a property and demand dynamics are usually not visible in the listing
real restrictions may become clear too late

These factors are rarely visible in an online listing or during a viewing.

I use my own market analysis system based on:

  • property exposure dynamics
  • price change history
  • comparison with similar properties and segment medians
  • identification of repeated listings
  • preliminary logic of legal and urban planning restrictions

My goal is to show what is not visible on the surface.

This is usually the starting point of the work.
